It is not a guarantee or warranty as it cannot eliminate all your risk in
purchasing. We take approximately 3 hours depending on size, age, and
condition of the property and structure.
Buying a home may be the largest financial decision you'll
make. Before taking this difficult and sometimes confusing step, it makes
sense to know as much about the condition as possible. We can help to
minimize anxiety and effectively evaluate the risks of the property being
considered.
A home inspection is not an appraisal to determine its
value, nor is it a municipal inspection to verify code compliance. We do not
Pass or Fail a home, but rather reports and communicates to you both
positive and negative characteristics of the property, based on its current
physical condition.
Nothing is without flaws. If deficiencies are detected, it
doesn't mean you shouldn't go forward with the purchase. We will assess and
report on them so you'll know in advance what to expect before the purchase
is finalized. This information may prove to be invaluable. Especially if
serious deficiencies or issues relative to safety or health are detected.
It isn't required that you are present, but we highly
recommend it. You'll have the opportunity to see your prospective home from
a different view point, be able to ask questions as they arise, and be part
of an experience that we know you'll learn from and enjoy. We also welcome
sellers and agents to attend.
Yes. Definitely. Besides verbal communication with an
inspector, you will receive an on the spot, neatly packaged Report System
that is easy to read, comprehensive, and specifically designed to accurately
inform you about every aspect of the inspection. Your Cardinal Home
Inspector will review the report and answer any questions you may have at
the conclusion.
